Very good book
By Stanislav Ivanov
This book is very easy for understanding the main activities and functions of Treasury. In Russia we have a big problem with information resources, that cover this field broadly. So, this item is relevant for people, who connected with treasury management or treasury systems development.

Essentials of Managing Treasury helps me to understand basic principles of Treasury more profoundly and organize treasury system for controlling receipts and disbursements in my company in more optimal way.

A Good and Basic Intro on Managing a Treasury Department
By Earl A PHL
This book has an expansive cover on the fundamentals of treasury operations. Although most financial practitioners may be disappointed to find out that the intermediate and advanced issues and topics were barely discussed, anybody, who is curious about what a Treasury Department is, will undoubtedly appreciate how it delicately and patiently guides the uninitiated to the concepts of cash management and investments. After getting the overview from this book, I recommend readers to brush-up on their economics, accounting, and financial management backgrounds before delving into the more intricate tropics of financial trading in equities, fixed income, currencies, commodities, derivatives and what have you. This book in particular gives greater focus on risk management, which is a subjective yet absolutely critical aspect of Treasury (and even company-wide) operations. If you are an intermediate to advanced practitioner, you might want to look for more intriguing topics from somewhere else.

Not For Rookies!
By ArrGee
This book is for individuals that are already versed in the treasury management basics. There is no glossary and no detailed explanation of its financial jargon. The book is good for referencing and/or for individuals that seek to brush up on their treasury management knowledge. I'm gonna hang on to it but this book is not for someone trying to get their foot in the treasury arena. 3.5, could be 4 stars, not for rookies.

Comprehensive and well written
By A Customer
I bought this book as a supplementary reference for mechanics of materials, which I do at my job. The book is well written, with plenty of example problems sprinkled throughout. I also found this book to be very comprehensive. For example, I found material on the mechanics of shrink wrapping, which I don't see in many other books on strength of materials. The only thing I would fault is that some of the chapters are too long and would have been better from a pedogical standpoint if they'd been broken up into smaller chapters. In particular, Chapter 7 on beam stresses could have been divided into separate chapters concentrating on pure bending and transverse loading. That way, a discussion of pure bending leads naturally into transverse loading. Instead, these topics are sort of thrown together into one big chapter, overwhelming the student. But overall, it's an excellent volume. Given a choice, I'd recommend Beer and Johnston, but you won't go wrong with Riley et al. either.

Not a Hibbeler book
By Mark Twain
This textbook didn't help me learn solid mechanics very well. The material is presented in ways which aren't very clear and lack corresponding real-world examples. I found myself more frustrated and googling information instead. I would recommend Hibbeler's textbook of the same name instead, honestly.

Required for Class; Not Disappointing.
By WZ
I had to get this book for my Mechanics class as required for the homework and for reference. I'm not going to say I absolutely love the book (its hard to justify paying so much for a textbook) but I will say its one of the better textbooks I've owned. Overall its not an easy read and you need to have both a good conceptual and technical background.

Review
"The Insider's Guide to Real Estate Investing Loopholes," is packed with tips on maximizing your wealth by utilizing tax and legal loopholes.
The authors' basic premise is that wealthy real-estate investors exploit tax loopholes, but so can you.
For instance, the authors break down the status of being a real-estate dealer, developer or investor, and offer advice on forming a company versus a LLC.
At the end of each chapter, Q & A's help readers determine how best to manage their money and property. Be warned, though: light reading this isn't. This book is packed with technical jargon, and it will appeal only to those serious about complex tax and legal issues. (The New York Post, March 19, 2005)

better math needed from an accountant
By Charles I. Hughes
Page 202 says that 48 plus 15 equals 73.

I have heard at least one other teaching tax accountant say that depreciation not taken will not necessarily be recaptured by the IRS upon sale of the property, in contradiction of Diane's claim.

I liked the fact that she talks about paying by check. I also liked the fact that she admits there could be tenant resentment when they decide to forfeit non-refundable option consideration

for whatever reason, and accordingly offers them some recoupment opportunity. Diane sticks with Robert Kiyosaki's definition of an asset- if a house appreciates $100k and cash flows 10K negative it is a liability. That surprised me. Most accountants would say the house is the asset and the encumbering loan is the liability.

Other than those quibbles, the book is good.

Great source for Real Estate Information
By Anna Dell
I really liked the chapter, Smart Business Structures That Reduce Risk and Tax. Now I think I better understand the differences between the possible structures and will be able to ask better questions when I am ready to start investing. Also, I like that this book has practical information and is not just trying to dazzle me with get rich quick nonsense. I would recommend this book to anyone who is interested in real estate.

How to Boost Returns with Tax Strategies
By Kevin Kingston
Just about all of the advice in the book will help a real estate investor enhance his returns through smart tax planning. Saving money on taxes means more to the bottom line, which increases returns. This is not a rah-rah get pumped up to do deals type book, more of a step by step type explanation of how to best protect yourself (using LLC's or Corporations) and how to save on taxes (1031 exchange). They also touch on the relatively new TIC (Tenants in Common) structure, which is looking more and more useful because it will let partners out of a deal to do a 1031 without having to sell the whole property.

Overall it's all stuff a real estate investor needs to know, but I personally would have liked more real life deal examples. In Dolf's 52 homes in 52 weeks there are lots of examples (52) of him doing deals with a breakdown of the profit or loss on each.

Review
"...a very useful guide..."  (Zentralblatt MATH, 1117)

From the Inside Flap
"The advanced theory of finance, like many other areas in which complex mathematics plays an important part, is undergoing a revolution aided by the computer and the proliferation of powerful simulation and symbolic mathematical tools. This is the mathematical equivalent of the invention of the printing press. The numerical and computational power once reserved for the most highly trained mathematicians, scientists, and engineers is now available to any competent programmer. "
—From Chapter 1

Monte Carlo simulation methods are among the most powerful and broadly applicable tools available for valuing derivatives and other financial securities. Recent exponential increases in the power and speed of computers have greatly expanded the scope, efficiency, and accuracy of Monte Carlo simulations, leading to the need for a comprehensive and thoroughly updated reference on the use of Monte Carlo techniques for financial engineering and modeling.

Monte Carlo Simulation and Finance provides financial engineers, researchers, and students with today's most detailed and application-based examination of Monte Carlo modeling techniques. Filled with valuable insights and methodologies for formulating the problem at hand; setting specific objectives; choosing and implementing the most applicable model; determining parameters; running the simulation; and documenting results and conclusions in light of the simulation results, the book features:

  • Techniques for using performance measures to calibrate a simulation model
  • Methodologies for addressing survivorship bias
  • Variance reduction in simulation
  • Importance sampling and pricing exotic options, including Asian options and Barrier options
  • Pricing options under alternative, more realistic models
  • Quasi–Monte Carlo multiple integration methods, which often generate estimates superior to traditional Monte Carlo methods
  • Examples of van der Corput, Halton, Faure, and Sobol low-discrepancy sequences
  • Chapter-ending problems that both test newly acquired knowledge and suggest avenues for further exploration
  • An insightful discussion of the future of Monte Carlo financial simulation

Monte Carlo Simulation and Finance is an essential reference for anyone, professional or academic, looking to design and implement accurate models for securities pricing and risk management. Further theoretical and mathematical information supporting theconcepts discussed throughout this book also appear in an online appendix at www.wiley.com/go/mcleish. Today's most up-to-date and results-based guide to this vital area, Monte Carlo Simulation and Finance is certain to set the standard for Monte Carlo reference texts throughout the remainder of this decade.

Contents are good, typos are terrible.
By J. Ma
I have an advanced degree from physics, and found that the contents in this book are well balanced between mathematics and physical models. The author definitely knows how to cut short at various points where very advanced math is needed. Instead, the author smartly explained only some fast results or theorems. This makes them very easy to go through, and lets readers focus on the models instead of rigorous math. The MATLAB codes are helpful as well. Problems are well designed too.

Downsides: Typos are terrible. In a few pages, typos make it impossible to read. Also, at several points, the author used very confusing symbols, such as he used "j" for the maturity time of option (pg 108). Also, in some sections, the logic of writing was very vigorous, i.e., you will read some results without knowing what they are here for, but you will see that they are used at the end of the section. Then you have to come back to the beginning and go through the whole section quickly to organize the content in a correct order in your head.

In conclusion, I will NOT recommend this book if you have other choices.

Overkill
By Ratatosk
This is an elaborate textbook on how to do business valuation using Discounted Cash Flows (DCF). It describes both the basics as well as many of the more advanced aspects of valuation incl. valuation of multi-business, cyclical, and growing companies, as well as companies operating in highly inflationary countries.

The aim of the book is to arrive at a rather precise measure of value for a business through detailed valuations. The authors claim to have an error of some 15% in their valuations and this is my first complaint about the book: Their valuations are based on extrapolated future cash flows and even when multiple scenarios of the future are taken into account, there is no way you can achieve that kind of precision. Even Warren Buffett and Charlie Munger aren't that precise in their valuations and they have been doing it for many decades. The trick to investing is to have a greater margin of safety in your buying-price. But the authors dismiss that as being possible, as the book relies on academic theories such as the Efficient Market Theory, Capital Asset Pricing Model, etc., which claim that the stock-markets are good at pricing stocks correctly and great bargains cannot be found. These theories are incorrect in my opinion and experience, and should therefore not be used in valuation e.g. to determine the cost of capital.

Overall I have given the book 3 of 5 stars because it does contain some interesting information and ideas for doing valuation. But it is clear that the authors are financial consultants who have an interest in making their craft seem as complicated as possible. It takes much effort to read this book and I therefore recommend some more accessible books instead.

For a practitioner who wants to understand cash flow analysis I recommend the book: Free Cash Flow by George Christy, and for understanding corporate finance I recommend: Analysis for Financial Management by Robert Higgins.

PS: This review is for the 4th University Edition.

professors and consultants love this book but it's not real
By M&A player
I work on at a large investment bank in NY in the M&A department. I have yet to see any of the McKinsey consultants' formulas in practice. I like the Jeffrey Hooke book on valuation or the Josh Rosenbaum book on LBOs and value. Good luck on finding deals.

Rigorous, best practice approach to DCF valuation
By J. Mclane
This book is the definitive text on DCF valuation, combining theory, practice, and clear presentation as McKinsey should. Its focus on core value drivers (growth, margin, and capital efficiency) is seminal.

Some reviewers claim the book focuses excessively on cash flow modeling to the exclusion of important considerations such as the skill of the management team, the company's product lineup, etc. I think this criticism is off base:

For example, a great management team should lead to a more valuable business. Mechanically however, this works because a great management team will be better at driving growth, margins, capital efficiency, or all three -- in other words, cash flows. In fact, all of these broader issues can and should be assessed in terms of the ways in which they influence the expected future cash flows of the business.

For example, if you believe a management team is unusually strong in operational cost control, you can adjust your forecasted cost structure, but if you think they're far better in marketing, be more aggressive on the top line while potentially modeling a fatter cost structure. This way you force yourself to be specific about the impact of these factors, and rely on the mechanics of the DCF model to translate this impact into a number. The model - and the value of a company in general - will be more sensitive to some variables than to others. By driving your assumptions through the model, you ensure the different factors' effects are properly scaled in your final value number.

To criticisms about using past cash flows to help forecast the future, it is certainly true that to use a model that blithely carries past growth into future years is to develop a valuation based on fantasy. The authors state as much. However, a company's history is full of learnings that are key to assessing its future prospects. Historical financials show what has been accomplished given the constraints of industry, business model, technology, management team etc. To imagine the future, start by really understanding the past, then methodically think about how each variable will most likely change going forward. Some historical variables, of course, won't show up in the financials at all, for example a pharmaceutical company's pipeline of drugs. With good reason, investors look beyond the books to assess such non-financial assets.

Some point out that most M&A fails. What the data shows in fact is that, in general, public companies that buy other public companies do not see an increase in value after the transaction. However, the shareholders of the company being acquired usually sell for a premium over where their stock had traded before any deal announcement. This implies that the market fully prices any expected transaction synergies into the shares. So why do managers buy other companies? Sometimes there is a valid strategic rationale for future synergies that the market doesn't see and doesn't know to give them credit for. And sometimes it's all about misaligned incentives, ego, and empire building. It is not, however, about a methodological flaw in using cash flows for valuation.

Ultimately, when you make an investment, there are only two ways to make money. One is to extract cash while you own the business (i.e., dividends), and the other is to sell the investment to someone else for a higher price. A cash flow forecast is the best way to estimate the first of these. Estimating the second depends on how you think potential buyers (i.e., the "market") will estimate the cash flows during their own hold time as well as their own future prospects for ext. Most institutional investors at some point use a DCF model, so viewing the world through your potential buyer's lens is a useful exercise.

Of course investors can also be irrational (viz. "New Economy" valuations in 1999). Quantifying that irrationality remains one of the biggest gaps in the literature.

Great Way to Get Started
By Super Colin Blow
Whether you know a little about stocks and need to know more, or you're totally clueless and want to learn it all, the beginning of this 3-part series is absolutely indispensible for you.

It starts out very basic (mentioning what stocks are, for instance) and demonstrates the miracle of compound growth and interest over time, and why it is important to invest in stocks in the first place, rather than just savings bonds, CDs or a so-called "safe" investment, which isn't really safe since you won't make near enough money to beat inflation (you'll be losing money unless you invest in stocks).

But then it goes on to demonstrate some very useful things to someone who wants to investigate a stock in order to decide to buy it or not, like, how to read the company's "big three" (balance sheet, cash flow statement, earnings statement) in its annual report and what it all means and, how to calculate some very basic ratios and "dig into the company."

Believe it or not, simple stuff, and presented in a simple, and practical manner that anyone can understand. You don't need to be a math wiz in order to read this book, or have any financial education or experience at all. But it's a great place to get started, and this book is totally necessary if you want to understand stocks and the companies behind them. I highly recommend How to Get Started in Stocks, and the 3-part series in general.

Good introduction to stocks by a great company
By Mariusz Skonieczny
Anything written by Morningstar provides high quality investment advice. This book provides a basic introduction to stocks. It provides an overview on how stocks compare to other investment products, how compounding works, and why it is important to invest long term. Since stocks are ways to become owners in the underlying businesses, the author explains how to analyze individual companies first by gathering relevant information, reading financial statements, and performing basic ratio analysis.

At the end of each chapter, there is a quiz and worksheet. Since the book is written by Morningstar, it provides information on how to use the company's website. Morningstar offers subscription services to individual investors who can get access to analyst reports and opinions of value on individual companies. Besides reading this book, I recommend their subscription.

Excellent book for starters
By Flavio Eslava Garcia
A great worbook series for starters on the stock market; the author explains really well all there is to know about the market in order to prepare for investing in the long run. It is pretty easy to read and understand, I'm a Computer's engineer with no previous knowledge on finnance and Investments, also you don't need a degree to understand this book or to be a succesful Stock market trader.

Also every chapter has a bottom line section which provides a synthesis of the most important topics of the chapter, a multiple selection quiz and worsheet section, which it's great to review what you just learned.

This book it's great for people like me who had no idea about the Stock market, apart for what I have seen in movies. Can't wait to finish it to get the next one, because it is a 3 workbook series.

Also Morningstar provides great references to investment analysis pages, and include a free certificate worth of 100 $ in Stocks analysis on the back of the book.
