Stein may be known for the droll sense of humor he exhibits on his Comedy Central show, Win Ben Stein's Money, but it is hardly evident in this straightforward investment guide. Writing with coauthor DeMuth, an investment adviser, the former Nixon speechwriter counters the "conventional wisdom" that investors cannot time (or predict) their investment decisions to maximize profits. The authors cite a number of technical factors - e.g., Tobin's Q, price/earnings, dividend yield, price to cash flow, and price to sale - to show that careful study of these metrics demonstrates that some times are better than others for going into the market or buying a particular stock. They also show that protestations to the contrary, the "street" frequently times the market. Eighty tables and graphs are used to buttress their case. Stein's popularity and the use of his face on the book's cover may draw readers beyond the usual investment crowd, though some may find this joke-free treatment a bit too technical. Can You Time the Market? These two did not!

The authors maintain you can use a 15 year moving average of various valuation indicators as a buy signal to invest in the S&P 500. The indicators include: Price level, P/E ratio, Price/Book Value, Price/Cash Flow, Price/Sales. Whenever the S&P 500 trades under its 15 year moving average on these indicators, it is a good time to buy.
They show that between 1977 and 2001 an investor using any of these indicators (P, P/E, P/B, P/CF, P/S) to invest in the S&P 500 whenever it traded lower than its 15 year moving average would have beaten an investor doing dollar cost averaging with monthly investments over the same period. One condition is that the market timer would invest $200 every month he had a buy signal, and not invest anything when he did not. Meanwhile, the dollar-cost-averager would invest $100 on a monthly basis. Over the entire period, the market timer gets to invest only $20,000 in the S&P 500 ($200 times 100 months). Meanwhile, the dollar cost averager invests $30,000 in the S&P 500 ($100 times 300 months). In each case, the market timer comes out ahead and ends up with more money in 2001.
The authors attempt to make a case that the market timer superior results (regardless of the indicator used) is due to buying into the market when it is low. But, the success of the market timer is due to his accelerated equity investment schedule. By early 1985, the market timer has made his full investment of $20,000 in equities. By the same date, the dollar cost averager has invested only $10,000. The dollar cost averager much slower investment schedule will never allow him to catch up to the market timer. The dollar-cost-averager average holding period of his stock portfolio is only 12.5 years compared to 21.5 years for the market timer. This is why the market timer wins.
The above example is repeated five times (once for each indicator) with the exact same flaw. The accelerated equity investment schedule follows an identical pattern regardless of the indicator used. What these guys did is called backtesting. The authors looked at various moving averages such as 5, 10, and 15 years. And, devised different investment rules until they came up with a combination of a moving average and a rule that would beat income averaging. They did it, but ran into a methodological flaw (the frontloading of the investment) they were not even aware off.
Additionally, this investment strategy is most unrealistic. Who could stomach investing twice as much as his regular investment schedule just when the market is experiencing a severe Bear market (that is what it takes for the market to go south of its 15 year moving average).
This strategy is not market timing. Following this strategy you would have been locked out of making any additional equity investments since 1985. Also, the authors do not have a "sell signal" spelled out because it would kill their strategy. The stock market only rarely goes south of its 15 year moving average (regardless of the indicatory used) and quickly goes back up north of it. Thus, with a sell signal you would never hold your S&P 500 holdings for long. Yet, the authors stress that their strategy does not show superior returns until 15 to 20 years out. The lack of a sell signal would have left you fully exposed on your S&P 500 holdings invested prior to 1985 to the crash of 1987, the downturn of 1989, and the severe Bear Market of 1999 to 2002.

The authors give great credit to the investing principles developed by Benjamin Graham, the father of value investing. Some of these principles include only buying companies who sell for less than their working capital and whose earnings yield is twice higher than their bond yield. The only problem is that you could not find any stock meeting these criteria since 1950s. These principles have become outdated as markets have become more efficient.
The authors strategy is almost as outdated as Benjamin Graham value investing principles. The difference is that Graham wrote his book 30 years before his investing guidelines became obsolete. Meanwhile, the authors wrote their book 18 years after their strategy was outdated in 1985.
They actually belittle the sound concepts of asset allocation and portfolio rebalancing. They pretend that asset allocation has no merit because no one knows the future returns from equities and bonds. However, we can construct a directionally correct asset allocation for different risk levels by inputting the respective equities and bonds returns historical mean, standard deviation, and correlation with each other. On portfolio rebalancing, they suggest it is worthless since two investors who would have started the prior century with a 50/50 split, the one not rebalancing his portfolio to a 50/50 position yearly would have ended up far richer at the end of the century than the other one who did rebalance his portfolio yearly. But, the investor who let his allocation drift from 50/50 to 99/1 (equity/bonds) incurred a far greater risk. The authors ignored all that. Asset allocation and portfolio rebalancing are far more important to your capital preservation than their unusable market timing proposition.

A systematic way to stay cool-headed, but with big flaws

The stupendous collapse of the NASDAQ is still fresh in many people's minds. This book offers a way to systematically avoid such euphoria in the future.

Simply put, they advocate buying only when key indicators (such as price to earnings or price to book ratios) fall below their 15-year moving average. When such indicators are higher than their 15-year moving average, stay on the sidelines with Treasuries. Ample evidence is supplied to show how this approach would have netted a hypothetical investor much more than conventional dollar-cost-averaging over the past 100 years.

However, some big flaws lurk in the margins that are not addressed. By utilizing a 15-year moving average, they have effectively reduced the number of unique supportive data samples to 7. There are only seven 15-year windows within a 100 year period. It is true that they utilize a moving average, thus generating an infinite number of 15-year averages, but the point is that the 15-year average of the years 1970-1984 is not fundamentally independent from the 15-year average of the years 1971-1985 because they share 14 years worth of data. Only the windows 1945-1969 and 1970-1984 are actually unique 15-year data windows. So the question is, do you trust an experiment based on only a tiny few data points?

The other larger and more substantial flaw is that the strategy proposed by the authors is stained by the same flaw as every other simple and mechanical investment strategy: it uses a strategy perfected through data mining. That is, their ultimate strategy recommendation was selected from a field of nominated strategies and the assumption is made that what worked best in the past will work for the future. This is a classic academic's assumption flaw that has been repeatedly highlighted by the failure of other back-tested strategies such as the once popular "Dogs of the Dow" strategy. Many simple mechanical investment strategies have been invented over the decades and none has ever stood the test of time. I do not see a reason why this strategy will be different.

That said, this book is useful for the nuggets of healthy skepticism that everyone should adopt towards any investing endeavor.

Good Graphic Use of Statistical Data

In 1929 an investor owning a basket of stocks representing the S&P 500 Index would have seen a return of 84%...in twenty years. Making the same investment just two years later would have produced an 818% move. Timing is important. Investing for the 'long run' is no excuse for buying stocks when they are expensive. Stein and DeMuth make the case that an investment may be a bargain when its current price is lower than its long-term average. This is simply due to the fact that points of data tend to follow their own laws of gravity and "regress" to long-term averages after periods of sharp out/under performance. Let's define long-term as a fifteen year period. Let's also invest in the market using indexed securities and specifically one key market index, the S&P 500 Index, because of the singular unpredictability of individual stocks.
Here are some conclusions: By almost all historical measure today's stock market is still overvalued. The index average of the S&P 500 and S&P 500 dividend yield appear to be the most reliable indicators of whether the market is over or undervalued. Own bonds and avoid stocks when they are expensive relative to their long-term averages. The always touted benefits of dollar cost averaging, and mechanical portfolio rebalancing to a preconceived percentage allocation, miss the point. Investments can be timed.
The difficulty in all this is that the authors' findings point to the "general direction" of the market over "long periods of time". Investors will need the patience of Job and a steely discipline to be in or out of the market for multi-year periods. Meanwhile, experience shows us that much money is also made and lost in the margins, in the short-term. Using the data, investors would have begun moving out of the market in the mid to late 1980's thus avoiding the sharp break in the market in 1987 and the extended bear market that began in 2000. But investors would have also missed the spectacular blow-off gains in the 1990's. Investors would be smart to use this book as a guide for adjusting their allocation to a variety of asset classes and use long-term trends to temper short-term emotion.

Jeffrey S. Tubbs, PE, is an associate principal with the global engineering and consulting firm Arup, and is staff group leader of Arup's Westborough, Massachusetts, office. Brian J. Meacham, PhD, PE, is a principal with Arup, leading the firm's Global Risk Consulting Business. A licensed engineer and a fellow of the Society of Fire Protection Engineers, Meacham is widely regarded as an expert in risk-informed performance-based approaches to building regulation and fire protection design. He holds appointments of adjunct associate professor in fire protection engineering at Worcester Polytechnic Institute, and research associate professor and director, Center for Risk and Security, Clark University. Meacham is the editor of the ICC book Performance-Based Building Design Concepts: A Companion to the ICC Performance Code and lead editor of the NFPA book Extreme Event Mitigation in Buildings: Analysis and Design.

Pretty decent code review book, a little confusing.

This book is a pretty good review of egress design solutions for anyone who is unfamiliar with or needs a refresher of egress design solutions. It is a little confusing in the layout, and more than a little colloquial, but that doesn't unduly detract from the information within the book.

a let down

Having read the other reviews, I bought this book with high expectations. I was very disappointed. The book lacks details and contains too much cursory, trivial and anecdotal information. For example, the author explains that public records are listed in alphabetical order. He gives great examples of which mobile office equipment to buy and describes over and over how wonderful the internet is but glosses over important details like actual examples of what exactly you find in the public records and examples of how to determine if a deal is worthwhile or not. He talks about due diligence and that one should research the public records to get information from 50 different places. He even goes on to tell a story about a women who didn't do enough research and ended up with a $19,000 tax lien attached to her pre-foreclosure property. Again though, he never shows any examples or those records or HOW to use those records to determine if a deal is worthy or not. His step-by-step process is not detailed enough to put into practice without doing tons more research. The book seems unfocused and often times wanders away from the point. Overall not a very practical book but probably a pretty good buy if you know nothing about foreclosures, pre-foreclosures or home buying in general.

Don't listen to the naysayers

Someone from another country once said, this book is no good for another country and gave it low ratings... Well, duh! U.S. law only applies to U.S. stuff. This book is by far one of the best guides on pre-foreclosures and should be considered as the beginner's guide for bank foreclosures. Also, when the title says 'distressed' real estate, it's not talking about bad properties but rather properties with their mortgages no longer being paid.

The difference is important because distressed properties suggest run down stuff. When actually, a lot of preforeclosures are great houses and for one reason or another the owner no longer chose to pay for it.

Overall a good guide. Also on another note, I only buy books BY investors not marketing gurus or writers. Lucier is a REAL investor, with personal experience. Those are the type of authors you want to read from. Here are other books by REAL investors:

Wealth of information

Foreclosure investing is all the rage nowadays, but Thomas Lucier tells you why you must get in during the PRE-FORECLOSURE phase to really make the big bucks. There's just too much competition for properties once they reach foreclosure.

The author suggests that you get to the properties before they reach foreclosure by doing your homework and locating the properties early. A letter writing campaign is his preferred method of contacting the foreclosees (is that a word???) and will follow up with subsequent letters should he not hear back from the homeowner.

In addition to step by step instructions for locating properties and acquiring them, Lucier gives a treasure trove of information which you can use along the way to help make your job easier. He includes literally hundreds of websites and even provides his email address to provide help to those who need it.

The book covers all the bases, however, it didn't leave me motivated. The author mentions all of the pitfalls and hard work required in this business and clearly doesn't try to mislead the reader into thinking it will be easy money. I appreciate the honesty, but must admit I won't be pursuing pre-foreclosures at this time. However, I haven't ruled it out for the future, and should I choose to do so, the book will serve as a great instructional manual in my quest.

AJOY K. RAY, PhD, is Senior Corporate Research Scientist, Avisere, Inc., Arizona, and a Professor of Electronics and Electrical Communication Engineering, Indian Institute of Technology, Kharagpur. A distinguished teacher with twenty-five years of experience, Professor Ray has coauthored two other books, Advanced Microprocessors and Peripherals and Information Technology: Principles and Applications. Includes the new JPEG 2000 Standard

The applications for image processing technology are increasing rapidly as computers become more powerful. Images enable a doctor to view the inside of the body in a manner that gives him useful information he could never decipher out of the raw data. With the increase in the demand for images, so has the need for information on digital image processing.

This book begins with the image sensor and continues through the programming techniques that are applicable . This includes both processing the image for automatic analysis (fingerprint or facial feature analysis), or presenting the image for human evaluation (a digital camera). The book is primarily interested in still images rather than video.

The early chapters in the book are oriented to the basic technology of image processing that are used in virtually all applications. This includes a chapter on color imagry and others on the mathematical tranforms. Later chapters are broken down more to application areas such as biomedical, and satellite sensors and imageries.

Finally the last chapters discuss image compression to minimize image storage space and transmission times. This includes a full discussion on the new JPEG 2000 standard. One of the authors, Dr. Acharya was a member of the committee developing this standard.

This book is suitable for use as a text in a formal setting, or for the individual who may be interested.

Lacking real world implementation examples

Not a bad book if you want to understand the behind the scene details of the fiber transport technologies, but if you are wanting to take the details and apply it to real world implementation, there is a lot to be desired.

I would not recommend this book to someone who is trying to implement FTTX, but its a good book for someone who is really trying to dig into the technology itself.

Decent Book

I have been reading several FTTX books as research and most of them I have found wanting, however this one I have found to be accurate as far as the details that he goes into. It is obvious that Dr. Keiser is very comfortable in writing about the technical characteristics of optical fiber (especially as he has written other books about fiber). I was disappointed when he got the point of actually writing about the FTTX network specifics having spent 169 pages of 293 talking about fiber and then the normal standards. I would recommend this book as an overview for FTTX (espeically the BPON aspects) but if you think this book will give you what you need to be able to start designing a FTTX network you will be disappointed.

The Basics

This book is an easy read, but those who considered it the "best" real estate book out there may have been rotting their brains on no money down schemes (this book thankfully notes that beginning investors will not find a no money down investment property deal).
If you are looking for Real Estate Investing 101, this is a good choice.
If you already understand Cap Rates and NOI, and are confident in your ability to estimate the value of a property based on its financial statement, then pass on this book.
All in all, the book is good but basic. Unfortunate that the tables presented in the text are not explained fully--the author prefers, I think, to sell you the software separately.

4.5 stars for another good book by Steve Berges

As a real estate investor and author myself, I read a lot of real estate books. Many, if not most, are written by folks who do not invest in real estate themselves; they only write about it. Berges is not one of them. He knows his stuff and it's clear that he practices what he preaches. I have read three of his books and, I must say, he's one of my favorite real estate authors. You can trust what he says. Experienced investors may want a bit more detail from Steve, but what he does say is accurate and safe. This is a good book on buying apartments. In fact, in my own book, "Investing in Duplexes, Triplexes & Quads," I list the best books I've read on different areas of real estate. This book is the ONLY book I recommend on investing in commercial multifamily (ie, apartments of 5 units and up) properties.

Having given those accolades, here are a few of my constructive criticisms:

1. On pages 37 and 38, Steve gives nice charts illustrating the long-term financial benefits of investing in multifamily properties. On page 39, however, there is an error in referring to the big numbers shown. The reference is made to Investor A's "equity" of $2.1 million and Investor B's (the multifamily property investor) equity of $92 million. I just don't think Steve caught this, but those numbers don't refer to the investor's equity, but to the fair market value of his collective assets (his properties). The investor's equity might be in the range of 20% of that. I do like the charts, however, and I used a similar analysis in my recent book. One other note on the charts - they presume selling and buying exactly at the end of one year - a difficult task as Steve would surely admit. On average, I think 18 months to two years is a better time frame for flipping apartments.

2. Refinancing - Steve didn't give a chart showing the long-range effect of the "buy, hold and refy" strategy (using proceeds to buy again, but retaining the first property). In addition, Steve only mentioned the general banking guideline that you can only pull out cash up to 80% of the new appraised value (i.e., the bank has an LTV of 80%). However, you can get around this. I've done it. It requires a second lender giving a second mortgage, with a CLTV (combined loan to value) of up to 90%. As such, you can pull out much more cash.

3. GRM - gross rent multiplier. In his financial analysis section, Steve doesn't give much detail or provide real life examples on this crucial analysis factor. Granted, the cap rate is the analysis primarily used for commercial real estate, while the GRM is the one used for residential multifamily (2-4 units) real estate. Since many owners and selling brokers will "fudge" on expenses, a cap rate can be very hard to verify. The GRM, however, is fairly simple - just look at the lease agreements.

4. Lack of coverage on residential multifamily apartments. In fact, this is why I wrote my book on this topic. If Steve had covered it here, I would not have written mine. I like Steve's writing style and he knows his stuff. But for investing in small multifamily properties (certainly on residential, but probably up to about 10 units), we really have to cover valuation and selection of properties using the GRM. That and I felt like the "buy, hold, and refy" strategy needed much more coverage.

But for investing in commercial multifamily properties, I recommend this book as the only good one on the market.

Beyond the beginners books. If you dont want to fool around with rental houses are looking beyond, to getting into more commercial projects, read this one.
Covers the numbers (which is the only way these types of properties are evaluated,) how to create value, locating properties, due diligence and negotiating, financing and when and how to sell.
The market is flooded with marginal tomes on flipping single family houses, buying rental houses, no money down deals, ad nauseum. This is a breath of fresh air.

Not good for kindle.

I bought a kindle version of this book and it make my kindle work extremely slow!:( I have to reboot my kindle many times because it doesn't respond to me. When I'm trying to turn pages it takes much more time then in other books. Some text in frame shows incorrect with frame over the text.

Financial Sense

Ernst and Young's text is a compendium of fatherly financial advice. To most high income investors this book may just be a collection of previously sought advice that one attains by age 50. To the young up and coming professional it is a good source to review each year, especially chapters 3 thru 6. For the young and uninitiated part two should be considered information that requires additional professional advice.

No secret to wealth, you will be most satisfied with earning it the old fashioned way with hard work. The same is true of investing.

Best Financial planning reference

I've owned several reference books over the years on financial planning and/or taxes, and the ones I always reach for first are the E&Y guides, and this book is no exception. This is a no-nonsense, no fluff guide (unlike the several Suze Orman books I bought and then gave away) that is clear and complete. Highly recommended.

Finally a microbiology textbook for a biology major that is written in a fresh new way!

I am using this textbook in my majors microbiology course this semester. It is an amazing book that has all the details that I need for my students but is not written in a dry manner. It uses the pedagogy that is so commonly found in non-majors books to help the student majoring in biology / microbiology see the connections between topics, the research behind the science, and applications to their life in the real world. The artwork is amazing and helps the students better visualize the structures and functions they need to learn. The WileyPlus homework that is associated with the textbook is a great way to help students practice what they are learning in class and be better prepared for exams. I am so happy that this book came to market as there was not much of a choice out there for a quality major microbiology textbook. All the other major microbiology textbooks follow the same theme of too much information in too much detail with very little real life application and connections. Finally, we have a microbiology textbook written by someone that not only understands the research behind the content, but can teach it as well!

The book is as described and there is nothing wrong with the book. I purchased this for a class that I am taking, and all the information in the book is wonderful. It is not too detailed though so I would only recommend this textbook for people taking introduction to microbiology courses.
